Find the right builder
Unless you’ve already got a whole team of builders behind you, you’re going to need to hire somebody to do this job for you. Don’t settle on any random builder, make sure you find someone who you can trust and who does a good job so you know that once the time comes, you aren’t going to get ripped off or end up living in a house filled with safety issues due to people taking shortcuts on the job.
Have a floor plan
If you’re considering building your first house, chances are you have already thought about how you want it to look. If you do have ideas on how you want your house to look, make sure you have a floor plan to go through the builder with so you know you’re getting what you want, and not just another design you’re going to see on a house a couple of streets down the road. Take time to plan this as all the little things really add up, such as which windows will go where to get the best sunlight and warmth.
Location
Choose the location which suits you best, close to any of your favourite stores, places, schools, friends, or family. There’s no point in buying land and building a house if it’s going to be too far away for you to happily and easily continue living your life the way you want to.
Budget
This is a big one; make sure you have a budget planned out so that when you enter your new house you can still afford to be alive. Talk to the builders, get quotes from different people to find out who is the cheapest, without compromising quality, and build your budget around these. Make sure you add some extra money on top of your budget to help with any unexpected hiccups or changes that could happen throughout the building process.
Communicate
Make sure you have a builder that you are comfortable with and with whom you can communicate. If you have any worries or changes you would like to discuss you should be able to freely call up your builder to sort them out.
Don’t Rush
This is a huge project and will need time to complete, so don’t rush the job unless it’s absolutely needed. You don’t want to end up in a home that has had shortcuts taken just to get it finished by a certain date, as they can sometimes lead to faults in the house.
